What are red flags in a job offer?

The common ones: a broad non-compete, unpaid overtime on an exempt salary, a bonus paid "at the company's sole discretion", having to repay a signing bonus if you leave, an invention clause that covers your personal projects, and a long notice period that only applies to you. Each is negotiable more often than people think.

What should I look for before signing a lease?

Check when the landlord can enter (most places require notice), whether the lease renews automatically and how early you must cancel, whether any of the deposit is non-refundable, who pays for repairs, whether rent can rise mid-lease, and what breaking the lease early costs you.

Are non-compete clauses enforceable?

It depends heavily on where you live. Some places ban them for most workers, others enforce them only if they're narrow in time, geography and scope. A 24-month, worldwide ban on working in your whole industry is a red flag almost anywhere, enforceable or not, because it signals how the employer thinks.

What's the difference between a red flag and a caution?

A red flag is a term that's clearly one-sided against you and worth refusing or renegotiating. A caution is common or vague, like forced arbitration or a long probation period, and worth a question before you sign but not usually a dealbreaker on its own.

Can I negotiate a contract after receiving it?

Yes. An offer or contract is a draft until you sign it. Ask for specific changes in writing ("narrow the non-compete to 6 months and direct competitors") rather than general objections. Reasonable employers and landlords expect some back-and-forth.

Is this a substitute for a lawyer?

No. It's a fast first read that points at the clauses worth a closer look. For anything binding with real money or rights at stake, have a lawyer, union rep or tenant's association read it, and bring the flagged clauses to the conversation.
